Birkwood Village breaks ground in Toledo

Birkwood Village of Tama/Toledo, LLC, has begun construction on a senior living community that will include 40 independent and assisted living apartment homes and 16 memory support suites. Birkwood Village is located at 308 2nd Avenue behind Dollar Fresh and Chyma’s Welding in Toledo.

The 5.9 acre lot of undeveloped ag land was purchased by Mark Holtkamp, a Solon based developer, from Paul and Becca Chyma in early 2020.

Holtkamp brings experience in senior care development as he built and owns two assisted living facilities in western Iowa, in Remsen and Hull. He also owns a facility in O’Neill, Neb. as well as two facilities in Lee County, Iowa.

Although Holtkamp is the owner, Assisted Living Partners from Cedar Rapids will be the management company to operate the facility once the doors open.

According to their website, Assisted Living Partners manages 12 other senior care facilities, mostly in Iowa.

Construction has been underway for the past few weeks and Holtkamp estimates the exterior of the building to be erected and weather sealed sometime in December.

Estimated completion of the project is set for Fall 2021 according to Holtkamp.

Birkwood Village will provide alternative lifestyle options for older adults by offering spacious floor plans, a fitness studio, whirlpool spa, salon, garages, an array of convenience services, and access to professional health and wellness services.

“In addition to a beautiful homelike setting and many services, residents will reap the benefits of activity and engagement in an environment that focuses on overall health,” Holtkamp said.

Birkwood Village looks forward to partnering with neighboring geriatric providers to meet community needs. Their goal is to offer peace of mind to older adults who are looking to remain independent with a maintenance-free lifestyle, but want access to health services down the road if needed. This also includes a specialized memory support program where trained staff will focus on serving those with Alzheimer’s and dementia.

Holtkamp also said the company plans to engage the community with several informational meetings in the future and hopes to see public involvement in the project as things progress in 2021.
